A Critical Analysis of Feasibility of a Development Project

Diploma thesis elaborates the issues of the development projects. One of the sections of this thesis brings out necessary description and break down of the development activities and risks that are part of the development projects. Substantial part of the thesis aims on the evaluation of the projected profits (revenues) from the sales of the residential apartment units. Section studies all factors that have impact on the cost, e.g. locality, architectural disposition and more. Practical section of the thesis explains and comments on evaluation of the development project "residential house" Pilot 3 and projection of the revenues of this project.
Rental Housing

This bachelor thesis deals with the issue of rental housing in the Czech Republic. The first part evaluates the current situation of the housing stock of the Czech Republic and the availability of housing. It focuses on rental housing including its legislation. The second part deals with own housing needs, in which the cost of attainment of rental and owner-occupied housing is compared. This part is focused on Brno and its city district Brno-Líšeň. The whole analysis of the solution of both forms of housing is carried out on a model example. The result is a comparison and selection of a better option for future housing.

The bachelor’s thesis deals with the topic of housing with focus on the residential market. The first part describes the possible ways of acquisition and subsequent financing of given property (apartment). The second part focuses on analysis of the current situation in the housing market in the Czech Republic and specifically in the South Moravian Region and in Brno. It compares a selected type of apartment within the costs associated with the acquisition, from the perspective of the selected person. The result is a comparison of two options for acquiring a stated apartment, either into personal ownership or through a tenancy agreement.
The analysis of financing options for executing new thermal insulation of an apartment building including the proposal of optimal amount of repairs fund

The subject of the work is put forward and evaluate different financing options including thermal insulation of residential building list of essential criteria and generalization optimal procedure. Analysis of the individual components of long-term backup or repair fund, determining the optimum amount of funding inserted before insulation. Determine which folders and to what extent will be affected by thermal insulation of the house. Part of this work is to determine the normal price of a residential building as a whole and explanations of technical terms.
Housing concept in the European context

The topic of the diploma thesis is a comparison of the housing policy of the Czech Republic with respect to other European countries. Due to the different economic, historical and political situations of the individual states and their geographical location, attention is focused on the neighboring states of the Czech Republic. The selected group of assessed states provides sufficiently diverse situations and approaches to housing policy, so that the effectiveness of individual measures that could be applied to the environment of the Czech Republic could be evaluated. In the theoretical part, the basic directions of housing policy and related principles characteristic of the housing market are presented, as well as an assessment of national and transnational circumstances contributing to the final form of housing policy. In the practical part, the situation of the housing policy and its instruments in a longer time horizon and the reaction to their reactions to unexpected transnational circumstances are evaluated. The result of the practical part is a statistically based evaluation of individual housing policies and their individual parts. The conclusion of the diploma thesis contains the author's commentary and suggestions for optimizing the elements of housing policy and defining the basic risks of housing policy in the Czech Republic.
Discursive construction and materiality of debt in context of housing

Housing debts have become fuel for the global economy, having been turned into tradable commodities on the financial markets. However, housing debts also have a profound relevance in the everyday life of those who have become indebted, enabling the dream of homeownership, but also leading to foreclosures and evictions. This thesis aims to take a rather under-researched perspective on formal and informal housing debts (i.e., mortgages and familial loans) by exploring the role of public and domestic discourses in, what is termed, the financialisation of housing. The financialisation of housing refers to the process of real estate being turned into assets and commodities and to the spread of individualised financial products being used to secure housing. The thesis uses the Czech Republic as a case through which to examine how discourse may enable this transition and how contribute to a specific financial governmentality. The thesis raises questions: How is it possible that mortgages come to be perceived as a normal and natural solution to housing issues? How do they become part of the debtors' lives through certain discourses? These questions are explored through an innovative framework of layered performativity, encompassing rhetoric, sociotechnical devices, and references to practices that reveal three main...

Should Inflation Measures Used by Central Banks Incorporate House Prices?: The Czech National Bank’s Approach

In this note we describe the Czech National Bank’s approach to incorporating macroprudential considerations into monetary policy decision making: the use of a broader inflation measure that gives substantial weight to house prices and is considered along with headline CPI inflation. We argue that, in terms of theory, the broader inflation gauge is at least as suitable for measuring the value of money as headline CPI inflation is, but we also acknowledge practical problems that arise from the use of the broader index.
